It can be absolutely fine running easily 60fps 90% of the time but then drop through the floor when you enter those areas, even when there doesn't seem to be any obvious visual reason for it, like an especially busy scene or something. To make it worse it's completely independent of what settings you're using. If you use the dynamic resolution option the resolution will hilariously drop to ridiculous levels in a desperate, hopeless attempt to get the frame rate over 60.
